Good communication towards your guests is very important.
This starts with having a professional Airbnb or HomeAway profile that is unique, but it is also important that it sets the right expectations for your guests. Don’t exaggerate and be upfront about your property’s little quirks! It’s all about managing the correct expectations in order to have happy guests in the end.
Good communication is also about responding to every question or message of your upcoming guests. Try to respond as soon as possible, even if you don’t have an answer or when the answer is negative. Just be correct and polite!
Also send your guests plenty of information before they arrive. Guests are looking forward to their stay in your home, so they will really appreciate all the information that you can provide. Some of your guests will need to travel to come to your place and that’s also the perfect time to digest your information.
At AirCare.rentals we have a much appreciated feature called “Guides” that hosts can send to their upcoming guests before they arrive. But even without a tool, you can have an email template containing basic info that you just send to your guests a few days before they arrive.
What can you put in your guide? Well, there is plenty of info:
- Contact info, check-in & check-out procedures
- Correct address, directions to your property, info about parking & entry
- Basic info about all your amenities: TV, Airco, alarm, wifi, stereo, …
- Nearby locations: places to visit, restaurants, shops, but also hospitals & doctors
- House rules: policy about smoking, pets,…. , are parties allowed, ….
You’re guests will be very happy to receive this information in advance and they will more likely give you better reviews if your communication is generous, correctly and in-time.
